     Leasing & Tenant Placement

     I believe that when you’re paying a tenant placement fee, it should be all inclusive. That means that you shouldn’t have to pay separate fees for lease preparations, account set up fees or  an increased placement fee for leases more that 1 year. 

     

     My Tenant Placement fee of 50% deducted from the 1stmonth’s rent includes:

     

             oPreliminary rental property market analysis
     oRental property market analysis
     oPrelisting property inspection
     oProfessional photographs and virtual video tour
     oExtensive marketing plan
     oThorough tenant screening and application processing
     oLease preparation and security deposit collection
    oYour property does not get taken off the market until
     oMove in inspection with tenants before providing keys
     oTenant account set up 
     oTenant placement guarantee
     oMove in property prep
     

     I believe that when you’re paying a management fee, it should be all inclusive. That means that you shouldn’t have to pay additional fees for property inspections, maintenance repair

         inflation and account set up fees.  You shouldn’t be stuck in a management agreement and pay cancellation fees if you’re not happy. 

     

     The only additional fee is a lease renewal fee of $150 that you’ll pay only if a rental increase of $50 or more is negotiated.

     

     My property management fee of 8% deducted from each month’s rent includes:
